Sheraton Residences Istanbul — 214 units, with ABB

The building

Sheraton Residences Istanbul is one of a small number of residential properties carrying the Sheraton brand. The automation had to serve residents and building operators at once, and had to feel like part of the interior rather than an addition to it.

The problem

• Integration — lighting, HVAC and security under one interface, across advanced electrical and mechanical plant.
• Interface — simple for residents, complete for facility management.
• Scale — 214 units in a high-rise, prepared for later expansion and software updates.
• Energy — consumption optimised by occupancy without any loss of comfort.
• Remote access — a mobile app for residents, centralized monitoring for managers.

What was installed

• 8" SQ touch panels with KNX add-on modules as the hub in each unit.
• ABB actuators and keypads working alongside the panels, so physical and digital control are the same system.
• A mobile app for temperature, lighting and security away from home.
• Cloud architecture for remote diagnostics, maintenance and system-wide updates.
• Concierge requests — taxi, dry cleaning and similar — placed straight from the panel.

Results

• Residents control their environment from the panel or the app, whichever is nearer.
• Management runs all 214 units centrally, with fewer site visits and faster responses.
• Occupancy sensing and scheduling reduce energy cost across the building.
• ABB integration keeps a physical control option beside the touchscreen.
• The modular design absorbs new technology without a system overhaul.
• The technology raises the property's appeal to high-end buyers and renters.
